– MARKET UPDATE – 

 
Hello, hello! The weather has really been throwing me for a loop these past two weeks. A friend recently told me this is what some people call “fake summer”—one day it’s 85 and sunny, the next it’s a chilly 65 with light rain. Still, I made the most of it! I hosted my first BBQ at my new place and held an open house in the Woods Circle development in Davis. I was glad to see that, despite the unpredictable weather, buyers are still motivated and showing up to explore new listings!
 
In real estate news, 10 properties that had been on the market for 30+ days have gone into escrow—congratulations to those sellers! Currently, there are 88 active listings and 26 pending properties on the market in Woodland.
 
Over the past two weeks, we have seen the following: 
  • Twenty-seven listings came on market (five have gone pending).
  • Median active price $664,200 (avg. $721,923).

  • Twelve listings went pending.
  • Median pending price $632,250 (avg $635,008).  
  • Four of the pending listings received multiple offers.

  • Nineteen listings closed escrow.
  • Median closed price $625,000 (avg $621,626).
  • Six closings received multiple offers - the highest number of offers was four. 
  • Twelve closings were above list price, while seven were under. 
  • Fourteen closings were conventional, three cash, and two FHA financing.

Overall, it’s encouraging to see that the properties with recent price reductions—mentioned in the last newsletter—have gone into escrow. This highlights once again just how impactful strategic pricing can be. Buyers are still active and motivated, especially when a home is well-priced and well-presented.
 
We’re also seeing continued competition, with several homes receiving multiple offers, even in the face of rising inventory. For sellers, it’s a reminder that timing and strategy are essential. For buyers, it’s an opportunity—as more listings hit the market, having options and the right guidance can make all the difference.
