Hope everyone had a pleasant first month of the year. I started the year off strong by accomplishing a personal goal—getting my real estate license!I’ve officially transitioned from LPA’s Marketing Director to the newest agent on the LPA Team. Hi, my name is Marcela Cardenas, and I’ll be taking over the Woodland and West Sacramento newsletters. In terms of real estate, the market is starting to pick up as the number of open houses grows each weekend. Be sure to join us on Instagram, where we post the weekend’s open house schedule!
In West Sacramento, there are currently 65 active properties on the market and 39 pending properties.
Over the past two weeks, we have seen the following:
- Twenty Nine new listings came on market.
- Median active price $579,999.
- Seven listings went pending.
- Median pending price was $627,490.
- One of the pending listings received multiple offers.
- Eight listings closed escrow.
- Median closed price $462,750.
- Three closings received multiple offers.
- Five closings were under the list price.
- One closing was cash, 6 were conventional financing and 1 was FHA.
For reference, during the same time period last year there were 14 closings, the median price was $491,000, and 1 closings was cash! The next newsletter will be February 20th.
