– MARKET UPDATE –
Hello, Hope you are enjoying this unseasonably sunny and delightful January. I've been enjoying the extra time outdoors with my family. I've seen moderate traffic at open houses... buyers are out and curious about what is available in the area. There are currently 55 active properties on the market and 33 pending properties.
Over the past two weeks, we have seen the following:
- Ten new listings came on market
- Median active price $579,500
- Fifteen listings went pending
- Median pending price $559,000
- Four of the pending listings received multiple offers
- Seven listings closed escrow
- Median closed price $559,900
- Two closings received multiple offers
- Fpur closings were under the list price
- Two closings were VA, 1 FHA and 2 conventional
For reference, during the same time period last year there were 13 closings, the median price was $685,000, and all were financed. Two properties were at or over a million dollars thus the higher median closed price. The median closed price without the two outliers was $524,000. The next newsletter will be 2/5/25.

Our boards feature premium black walnut and other fine hardwoods, accented with epoxy in colors of your choice. You can select up to two epoxy colors when you arrive.
After the class, your project will undergo a meticulous finishing process, which typically takes about 4 weeks. Please note that epoxy projects must sit and fully cure for approximately a week before we begin the finishing process. The overall timeline is highly dependent on class size and shipping processes.
Once perfected, we'll ship it to you promptly, ensuring your creation arrives in pristine condition.
Please note: All ticket sales are final. However, if you're unable to attend, feel free to send someone in your place. Additionally, each attendee aged 12 and above must have a ticket, while couples tickets offer an opportunity for two individuals to collaborate on a single project
