It’s June, and the weather couldn’t be more perfect for gardening or dinners outdoors! My husband and I celebrated an anniversary recently. Our morning began in the heart of Napa Valley, where we stopped for a perfectly crafted coffee at Gavel—a small gem with peaceful surroundings—before we headed to Bodega Bay to enjoy the timeless views and slower rhythm.
In real estate news, nine properties that had been on the market for 30+ days are now pending—congratulations to those sellers! Currently, there are 183 single-family active listings and 74 pending properties on the market in Vacaville.
Over the past two weeks, we have seen the following:
- Fifty-eight new listings came on the market, with five already pending.
- Median active price: $677,000 (avg. $725,000).
- Thirty-six listings went pending.
- Median pending price: $602,500 (avg. $678,000).
- Two of the pending listings received multiple offers.
- Thirty-eight listings closed escrow.
- Forty-five listings closed escrow.
- Median close price: $647,500 (avg.$670,000)
- Seven closings were cash, five FHA, four VA, one assumed, one private, and the remainder were conventional financing.
- Most homes remained on the market for an average of 37 days before going pending. Nearly 55% of listings sold within 30 days and at slightly below the list price.

Lake Solano Park sits at the base of the coastal foothills west of the town of Winters. Lake Solano helps control the amount of water flowing from Lake Berryessa into Putah Creek and is important for many different animals, including birds, black-tailed deer, ground squirrels, and California quail. The cold water in the creek and lake is famous for fly fishing.
