– MARKET UPDATE –
Hello, hello!
It has been an eventful two weeks since we last spoke. The Summer Solstice passed, I was asked to be a godparent and connected with friends about helping them find their first home! So many exciting new chapters have begun. In terms of real estate...there are currently 101 active and 45 pending properties in Woodland.
Over the past two weeks, we have seen the following:
- Twenty-seven new listings came on the market ranging in price from $295,000 to $1,499,000.
- Seven new listings have already gone pending.
- The median active price is $522,500 (average $553,925).
- Fourteen listings went pending ranging in price from $389K to $1,970,000.
- The median pending price is $549,000 (average $654,434).
- Seven of the pending listings received multiple offers, including 10 on Coloma Way!
- Thirteen listings closed escrow.
- The median closed price was $600K (average $598,673).
- Six closings received multiple offers.
- About half (six) of the closed properties closed under the list price, and only three over.
- Seven closings were cash, four conventional, one 1031 exchange, and one VA financing.
I'm not sure why the property on Coloma—listed as a contractor special with a natural death on the property—was priced so low, especially because of its location. I'm curious to see what it ultimately closed for and will share the update next time!
