– MARKET UPDATE –
Hello, hello! I hope this month is going smoothly for those who have already celebrated the New Year and for those who are preparing for Lunar New Year (January 29). The weather, although often near freezing, has been perfect for getting outside! The name of the game is layers (scarves, gloves, beanies) of course. For those of you from the northern states, it must be comical to hear native Californians talk about the "cold weather."
Weather certainly does impact real estate as buyers are more likely to get out and look at homes/get motivated when the weather is sunny. The market really ramps up as the days get longer and folks can see homes after work but not be in the dark. Since winter solstice on December 21, the days get longer as sunrise is about a minute earlier each day and sunset is about a minute later. Two additional minutes of daylight every day! As of this date, there are 45 active listings on the market in Davis. Inventory has begun ticking up.
Over the past two weeks, we have seen the following in Davis/El Macero:
- Nineteen new listings came on market
- Median active list price $799,000
- Seven listings went pending
- Median pending price $874,500
- Two of the pending listings received multiple offers - two offers each.
- Five listings closed escrow
- Median closed price is $790,000
- One property received multiple offers.
- Five properties had conventional financing, two cash, one VA, and one 1031 exchange.
