Hello, hello!
We’re officially in the fourth month of the year, and Spring is here! This weekend, I had a great balance of work and play—hosting two open houses and taking time to celebrate some achievements with friends and family.
In real estate news, nine properties that had been on the market for over 30 days have gone into escrow—congratulations to those sellers! Currently, there are 63 active listings and 35 pending properties in the Woodland market.
Over the past two weeks, we have seen the following:
- Twenty-nine new listings came on market (six have gone pending).
- Median active price $530,000 (avg $573,022).
- Eleven listings went pending.
- Median pending price $599,000 (avg $659,809).
- Five of the pending listings received multiple offers.
- Twenty listings closed escrow.
- Median closed price $588,750 (avg $693,370)
- Nine closings received multiple offers - the highest number of offers was four.
- Five closings were above list price, while eleven were under.
- Seventeen closings were conventional, two cash, and one FHA financing.
