Hello, hello!
It has been an eventful two weeks since we last spoke. The Summer Solstice passed, I was asked to be a godparent and connected with a few old friends about helping them find their first home! So many exciting new chapters have begun. In terms of real estate... there are currently 94 active and 39 pending properties in West Sacramento.
Over the past two weeks, we have seen the following:
- Twenty-one new listings came on the market ranging in price from $419K to $869K.
- Three new listings have already gone pending.
- The median active price is $617,338 (average $606,936).
- Twelve listings went pending ranging in price from $369,999 to $869,000.
- The median pending price is $547,000 (average $557,245).
- Six of the pending listings received multiple offers.
- Thirteen listings closed escrow.
- The median closed price was $631,469 (average $702,959).
- Four closings received multiple offers.
- Five of the closed properties were under the list price, and four were over.
- Nine closings were conventional, two FHA, one cash, and one VA financing.
Compared to the last two weeks, there has been a decrease in multiple offer activity. I'll continue to keep an eye on this trend.
