Hello, hello! Hope everyone had a lovely week. I belatedly, or so I thought, uncovered my outdoor lawn furniture just in time for a surprise rain shower this past weekend. April showers bring May flowers but why wait? There are wildflowers galore out there! If you need a recommendation for a great hike/bike/run, ask anyone on the team. We are all outdoorsy. However, I will be indoorsy this Sunday from 12 to 3pm doing an open house at 3129 Woods Circle. Please stop by!
In real estate news, the inventory continues to inch up which is normal this time of year. We currently have 82 homes on the market in Davis/El Macero. There are also 10 multi-family units, which is above average.
Over the past two weeks, we have seen the following:
Twenty-nine new listings came on market. Eleven have already gone pending. The range is from $535k to $2.35m.
Median active price is $905,000 (average $1,075,000).
Nineteen listings went pending.
Median pending price is $895,000. Average is $1,0653,000.
Seven out of 19 pending listings received multiple offers. No pending property received more than three offers.

Twenty-one listings closed escrow.
The median closed price was $799,000 and the average closed price was $941,000.
Six properties received multiple offers.
Nine closings were under the list price, nine were at, and six were over.
One closing was private financing, six were cash and the remainder were conventional.

In scanning the overall inventory, we have double digit inventory for three price ranges: $500k to $600k (12), $700k to $800k (19) and $900k to $1,000,000 (11). Options are great, but too many options can also lead to buyer fatigue and overwhelm. The Yolo Association of Realtors hosts a Friday Broker Tour which allows agents to preview listings and share highlights/lowlights of new listings with their buyers. This is an incredibly valuable service, and we love seeing the new listings before anyone else!
