Hope you all had a wonderful celebration on the 4th whether you spent it with family/friends or simply enjoyed the quiet time. I am enjoying the quiet time in some parts of our area, especially Davis, when the students are still out for summer break. No problem finding parking in downtown and short lines at Temple Coffee! In real estate news, there are currently 205 active, and 65 pending listings in Vacaville.
Over the past two weeks, we have seen the following:
- Forty-nine new listings came on the market with two already pending.
- Median active price at $685,000 (avg. $755K).
- Sixteen listings went pending; less than half from the last Refresh newsletter.
- Twenty-two are contingent which means seller accepted an offer but contingent on buyers needing to sell their property or sellers needing to find a replacement before closing escrow.
- There were thirty-eight price reductions.
- Median pending price $660K (avg.656K)
- Only one listing received multiple offers.
- Forty-one listings closed escrow.
- Median closed price $650,000 (avg. $707,000)
- Thirteen closings received multiple offers.
- Fifteen closings were above list price (one cash) and fifteen were under list price (one cash).
- Four closings were cash, seven FHA, nine VA, one assumed and the remainder were conventional financing.
