I hope everyone had a wonderful and restful Memorial Day weekend. I was graciously invited to join Lori at BottleRock last Friday and had the best time with her and her amazing daughter! In real estate news, there are currently 87 active listings and 51 pending properties on the market in West Sacramento.
Over the past two weeks, we have seen the following:
- Twenty-eight listings came on market, and four have already gone pending. The range is from $350,000 to $1,699,000.
- Median active price is $550,000 (avg. $610,817).
- Twelve listings went pending.
- Median pending price $517,500 (avg $540,500).
- Five of the pending listings received multiple offers, the highest number of offers was 5 on Gooseberry Cir.
- Nine listings closed escrow.
- Median closed price is $500,760 (avg. $568,911).
- Only one closing received multiple offers.
- Two closings were above list price, while six were under.
- Seven closings were conventional, and two FHA financing.
Compared to the previous two weeks, we are seeing a lot more listings closing for under list price, likely due to the homes being on the market longer than the sellers anticipated. Three of the six listings that closed in the last two weeks had been on the market for over 100 days.

Rhythm on the River I May 29th 5:30 - 9 PM I Drake’s Barn 9856 Riverfront St
This is the City of West Sacramento’s free family-friendly summer concert series featuring local and regional musicians performing original and classic tunes. Each themed concert will occur on the last Thursday of the month from May through August. West Sac Rhythm on the River is held in partnership with the Bridge District and Drake’s: The Barn. Guests may enjoy free children’s activities in our Family Fun Zone. Food and beverage will be available from Drake’s and food trucks. Be sure to bring blankets and folding chairs to enjoy the show comfortably on the grass area.
