Hello, hello! We have had some weather this past weekend! I did some Christmas shopping and although Friday had a lot of flooding, Saturday brought sun/rainbows just in time to enjoy a beautiful stroll through San Francisco. A quick pitstop into Gump's to admire the Christmas ornaments put me in the holiday spirit. Speaking of holiday spirit, we have several clients who will be closing escrow on homes pretty soon. What a great way to ring in the season and/or start the New Year! Currently, there are 40 active listings in Davis.
Over the past two weeks, we have seen the following:
- 6 new listings came on market
- Median active price $922,00
- 10 listings went pending (three of them are represented by me!)
- Median pending price $756,000
- Only one of the pending listings received multiple offers thus making this a great time to purchase!
- 14 listings closed escrow
- Median closed price is $797,000
- 7 closings received multiple offers
- Five of the closings were over the list price
- Financing: one 1031 exchange, 3 cash, 1 FHA, 1 VA and the remainder were conventional.
For reference, during the same time period last year there were 9 closings, 7 had multiple offers, and the median closed price was $676,000. The next newsletter will be 1/8/25.
