- Market Update -

I hope everyone is enjoying the warmer, longer days as much as I am! This past weekend I attended a beautiful wedding at Nelson's Grove in Woodland—what a stunning venue, surrounded by majestic oak trees. If any of our clients are getting married or celebrating a big life event soon, I definitely recommend checking it out!

In real estate news, 14 properties that had been on the market for 30+ days have gone into escrow—congratulations to those sellers! Currently, there are 72 active listings and 46 pending properties on the market in West Sacramento.

Over the past two weeks, we have seen the following: 

  • Twenty-six listings came on market (eight have gone pending).
  • Median active price $597,000 (avg. $601,241).
  • Thirteen listings went pending.
  • Median pending price $450,000 (avg $601,900).
  • Ten of the pending listings received multiple offers, including 18 on Chaparral Way.  HOLY MOLY!
  • Eleven listings closed escrow.
  • Median closed price $439,000 (avg $465,546)
  • Five closings received multiple offers - the highest number of offers was four.
  • Three closings were above list price, while six were under.
  • Six closings were conventional, 2 cash, 1 other, and 1 FHA financing. 
 
Overall, it seems that agents and sellers are beginning to recognize the importance of strategic pricing in today’s market. So far, we've seen one price reduction. Additionally, I thought it was worth noting that over half of the closings from the past two weeks sold below list price. This reinforces the idea that strategic pricing is more crucial now than ever. 
 
There's a delicate dance that sellers and their realtors must navigate. Price your home too high, and you risk receiving fewer offers—possibly none at the price you want—or becoming stagnant on the market for over 30 days.
 
As our very own Lori Prizmich often says, "Do you want a realtor who can list your house—or one who can sell it?"
