– MARKET UPDATE –

Hello, hello!

Welcome back from a three-day weekend! It seems the outdoor music festivals have kicked into high gear. Last Thursday, I went to the Town Square and listened to music by the band The Last Call, who played some of the most danceable music. Needless to say, it was fun to spend time with family and friends (who are like family) and enjoy music outdoors.

In real estate news, fifteen properties that had been on the market for 30+ days have gone into escrow—congratulations to those sellers! Currently, there are 174 single-family active listings and 81 pending properties on the market in Vacaville.

Over the past two weeks, we have seen the following:

  • Forty new listings (two have gone pending) came on the market, ranging in price from $410,000 to $2.5m.
  • Median active price: $660,000 (avg. $802,000).
  • ​​​​​​​Thirty-six listings went pending.
  • Median pending price: $640,000 (avg. $679,000).
  • Two of the pending listings received 2–3 offers. However, 120 Hyannis received nine offers! (Remember the Osprey listing from our last newsletter?)
  • ​​​​​​​Forty-five listings closed escrow.
  • Median closed price: $599,000 (avg. $661,000, which is up slightly from two weeks ago).
  • Twenty-two closings received multiple offers. Two listings received 10 offers: 137 Olympic and 449 Manchester Way. Manchester Way closed at 97% of the list price. Also note that 137 Olympic Circle had been on the market for 57 days.
  • Twelve closings were above list price (one cash), while fourteen were under list price (four cash).
  • Seven closings were cash, five FHA, four VA, one assumed, one private, and the remainder were conventional financing.
  • Most homes remained on the market for an average of 37 days before going pending. Nearly 55% of listings sold within 30 days and at slightly below the list price.

Two of the highest sales closed at just over 4% above list—one was a cash offer, and the other used conventional financing. Notably, only one cash purchase closed above list price, while the rest sold below, indicating that buyers are leveraging the strength of no-loan and no-appraisal contingency offers.

In the past two weeks, thirteen properties came back on the market, and fifty-two listings had price reductions.
