The past couple of months have been bumpy as we bring our new website online! We proactively decided to switch to a customized website that better suits our brand. Believe me when I say, it’s not just picking a website. The number of integrations we have with other applications has made the transition complex and interesting! Anyway, please take a look. In Davis real estate news, there are currently 87 active and 45 pending properties. Over the past two weeks, we have seen the following:
- Forty-one new listings came on the market and eleven have gone pending already.
- Median active price $897,000 (avg. $1,148,000). The $6.5m listing is skewing the average.
- Twenty-seven listings went pending.
- Median active price $965,000 (avg. $988,000).
- Eleven of the pending listings received multiple offers but none more than three.
- Pinnacles, Eisenhower, and W. 8 Street received multiple offers after being on market for 54, 40 and 38 days respectively.
- Fifteen listings closed escrow.
- Median closed price $879,000 (avg $1,001,000).
- Seven closings received multiple offers - none more than three.
- Nine closings were below list price, seven were at list price, and a few were above.
- Five closings were cash, one VA, and the remainder were conventional.
It’s interesting to study the data as closely as we do. Those homes that appear to be priced too high at the outset are very often among the ones that close well below the list price.
