Hello, hello! What a lovely weekend! I was out of town for the wedding of my son's long-time friend. The wedding was in Tacoma, Washington. What a beautiful city! All the attendees had a very personal and close connection to the couple which made it feel especially intimate. Theirs is nothing short of a love story and I'm so happy for them. Watching the younger generation navigate the possible paths life offers is pretty incredible. In local real estate, Davis has 108 active listings and 30 pending listings.
Over the past two weeks, we have seen the following:
- Twenty-five new listings came on the market - five have gone pending.
- Median active price $825,000 (average $907,000).
- Prices ranging from $450,000 to $1,775,000.
- Seventeen listings went pending.
- Median pending price $879,000 (Average $1,137,000).
- Only one of the pending listings received more than one offer. Interestingly, it was on the market 34 days and was a total fixer (234 Baja). Will be curious to see the close price on the next newsletter.
- Fourteen listings closed escrow.
- Median closed price $837,000 ($900,000).
- Six closings received multiple offers.
- Eight closings were under the list price and four were over the list price.
- Five closings were cash and the remainder were conventional financing.
