– MARKET UPDATE –
Hello, hello!
I’m writing to you from my hotel room in Pacific Grove where I'm enjoying a quick two-day trip (with my laptop obviously!). I am spending well-deserved time with family including my favorite aunt and uncle visiting from New York. The team has been busy-busy since we last spoke—preparing homes for the market, holding open houses, and writing offers for clients. Although the work never stops, at least the ocean view is a consolation (wink). I’m excited to review the past two weeks with you in the West Sacramento real estate market, where there are currently 109 active and 39 pending properties.
Over the past two weeks, we have seen the following:
- Twenty-six new listings came on the market ranging in price from $349,999 to $1,550,000.
- Four new listings have already gone pending.
- The median active price is $589,500 (average $729,759)..
- Twelve listings went pending ranging in price from $399,999 to $999,000.
- The median pending price is $515,000 (average $563,242).
- Eight of the pending listings received multiple offers.
- Nineteen listings closed escrow.
- The Median closed price was $550,000 (average $547,682).
- Ten closings received multiple offers.
- Eleven properties closed under the list price and seven closed over.
- Twelve closings were conventional, four cash, two FHA, and one VA..
I haven’t noticed many changes this period. The main differences are an increase in closed listings (up from 10 in the previous newsletter) and a decrease in pending listings (down from 24). This feels like the natural flow of the market, and it’s great to see things holding steady for this time of year.

Rhythm on the River, August 28th, Drakes Barn
This is the City of West Sacramento's free summer concert series featuring live musicians performing original and classic tunes. Each themed concert occurs outdoors on the last Thursday of the month from May through August. Attendees can enjoy free children's activities in our Family Fun Zone.
Food and beverage will be available for purchase from the event venue, Drake's The Barn.
