– MARKET UPDATE –
Hello, hello! Happy New Year to all! The holidays were a busy time work wise, but I managed to squeeze in some good mountain bike rides and trail runs in Marin, Morro Bay, and Placer County. So many good options near Davis for outdoorsy types. Thankfully, the weather has been nothing short of amazing lately! We have some good listings coming up in the next few weeks North Davis half plex, West Davis townhome, Tahoe Park single family home (Sacramento), and Springlake single family home (Woodland). We also have an off-market luxury property in Granite Bay.
Over the past two weeks, we have seen the following:
- Three new listings came on market (Miwok isn't really new. It's been recycled for the third time now).
- Median active price $776,296.
- Seven listings went pending.
- Median pending price $793,112. Two of the pending properties received multiple offers.
- Four properties closed. Three received multiple offers.
- Median closed price was $970,000. All were conventional financing.
As usual, this is a pretty calm time in Davis real estate. It will be interesting to see what the upcoming season brings. If you are thinking of buying or selling, it's never too early to talk with us!

Davis Stampede I Sunday, February 23rd I Playfields Park, 2500 Research Park Dr, Davis, CA 95618
The Davis Stampede was established in 1983 and is a longstanding February tradition in the Northern California running community. The event takes place at Playfields Park in South Davis and offers Half Marathon, 10K, 5K, and 2K divisions. The courses travel along Davis’ tree-lined greenbelts, through neighborhoods, and on city streets. The Half Marathon winds through the Wildhorse Nature Preserve and offers views of the nearby golf course. It also travels through seven bike tunnels and alongside Putah Creek.
