Hello, hello!
The weather has really been throwing me for a loop these past two weeks. A friend recently told me this is what some people call “fake summer”—one day it’s 85 and sunny, the next it’s a chilly 65 with light rain. Still, I made the most of it! I hosted my first BBQ at my new place and held an open house in the Woods Circle development in Davis. I was glad to see that, despite the unpredictable weather, buyers are still motivated and showing up to explore new listings!
In real estate news, 10 properties that had been on the market for 30+ days have gone into escrow—congratulations to those sellers! Currently, there are 82 active listings and 43 pending properties on the market in West Sacramento.
Over the past two weeks, we have seen the following:
- Twenty- listings came on market (15 have gone pending).
- Median active price $628,833 (avg $628,256).
- Nineteen listings went pending.
- Median pending price $569,000 (avg $582,808).
- Five of the pending listings received multiple offers.
- Fourteen listings closed escrow.
- Median closed price $544,500 (avg $622,969).
- Two closings received multiple offers - the highest number of offers was 18!
- Five closings were above list price, while seven were under.
- All closings were conventional, except for two FHA financing.
Compared to the previous two weeks, we’ve seen a noticeable uptick in listing coming on to the market (+13), pending sales (+7) and closed (+3) escrows, along with a rise in list-to-sale price alignment. What's especially interesting is that while fewer properties received multiple offers this week, one listing stood out with a remarkable 18-offer frenzy— anecdotally, I think this listing was price too low.
