Hello, hello!
I was grateful to enjoy a wonderful Mother’s Day weekend celebrating the many mothers in my life—both biological and chosen. I’d like to take a moment to wish a happy (belated) Mother’s Day to all mothers— biological, step, adoptive, foster, chosen, and those who mother in spirit. Your love, resilience, and care shape the world in countless ways. I’m so grateful to have so many maternal figures in my life.
In real estate news, there are currently 94 active listings and 27 pending properties on the market in Woodland.
Over the past two weeks, we have seen the following:
- Twenty-eight listings came on market (5 have gone pending). The range is from $400,000 to $1,100,000.
- Median active price $625,000 (avg. $645,672).
- Nineteen listings went pending.
- Median pending price $649,000 (avg. $689,596).
- Six of the pending listings received multiple offers.
- Nine listings closed escrow.
- Median closed price $610,000 (avg. $614,099).
- Two closings received multiple offers - the highest number of offers was two.
- Three closings were above list price, while four were under.
- Six closings were conventional, and 3 FHA financing.
The past two weeks brought more buyer activity (pendings up) but fewer closings. Active inventory is climbing.
Worth noting: No cash purchases closed this round, and fewer over-asking sales may be due increased supply. In this shifting landscape, success comes down to pricing smart, marketing well, and staying ahead of buyer expectations.
