– MARKET UPDATE –
Hello, hello! Between Valentine's Day Friday and the long weekend, it was an eventful mix of work and fun including dinner at The Grange located inside The Citizen Hotel in downtown Sacramento. If you haven't witnessed this beautiful, historic venue, now is a great time during its centennial anniversary! In work-related news, I will be closing two escrows in the next week. Excited for my clients! As we expected, post Superbowl, inventory is ticking up with 53 active and 30 pending listings at this time.
Over the past two weeks, we have seen the following:
- Twenty one new listings came on market.
- Median active price $799k (avg $909k).
- Fourteen listings went pending.
- Median pending price was $799k (avg $772k).
- Five of the pending listings received multiple offers - including six offers on 1913 Amador (single story on a large lot).
- I noticed the median was the same for active and pending so double-checked and that is correct.
- Ten listings closed escrow.
- Median closed price $934k (avg $984k).
- Four closings received multiple offers.
- Half the closings were under the list price (watch for this number to decrease in the coming months). On the other hand, 2304 Westernesse went 17% over the list price. Not surprising as it was a larger Village Home.
- Two closings were cash, one FHA, and the remainder were conventional financing.

Davis Stampede I Sunday February 23rd Start time 8:00 am I Start/Finish at Playfields Park in South Davis at 2500 Research Park Dr.,
The Davis Stampede was established in 1983 and is a longstanding February tradition in the Northern California running community. The event takes place at Playfields Park in South Davis and offers Half Marathon, 10K, 5K, and 2K divisions. The courses travel along Davis’ tree-lined greenbelts, through neighborhoods, and on city streets. The Half Marathon winds through the Wildhorse Nature Preserve and offers views of the nearby golf course. It also travels through seven bike tunnels and alongside Putah Creek.
