Hello hello! I hope you’re all enjoying the week leading up to the holidays, finding time to unwind and do what brings you joy. I spent the weekend in Truckee, soaking up the atmosphere at Squaw Valley and watching skiers and snowboarders take well-earned breaks between runs. In real estate news, while this time of year often brings a seasonal slowdown, activity hasn’t come to a halt. We've been busy connecting with clients and previewing a few exciting off-market opportunities—there’s still momentum for those eager to make a move! There are currently 60 active properties on the market and 20 pending properties.
Over the past two weeks, we have seen the following:
3 new listings came on market
Median active price $ 599,000 
10 listings went pending
Median pending price $609,750
4 of the pending listings received multiple offers - including 5 offers on 440 3rd St!
12 listings closed escrow
Median closed price $ 547,000
5 closings received multiple offers
6 closings were under the list price
3 closing were cash, 2 FHA and the remainder were conventional financing
For reference, during the same time period last year there were 12 closings, the median price was $565,750, and 1 closing was cash! The next newsletter will be January 9th, 2025.
