Hello, hello!
I hope everyone had a wonderful and restful Memorial Day weekend. I was graciously invited to join Lori at BottleRock last Friday and had the best time with her and her amazing daughter! In real estate news, there are currently 99 active listings and 33 pending properties on the market in Woodland.
Over the past two weeks, we have seen the following:
- Twenty-eight listings came on market, and seven have already gone pending. The range is from $359,500 to $1,190,000.
- Median active price is $599,900 (avg. $625,062).
- Seventeen listings went pending.
- Median pending price $549,900 (avg $572,003).
- Six of the pending listings received multiple offers, the highest number of offers was 6 on 2nd St.
- Eleven listings closed escrow.
- Median closed price is $625,000 (avg. $752,764).
- Only one closing received multiple offers.
- Two closings were above list price, while 5 were under.
- Six closings were conventional, three cash, one VA, and one FHA financing.
Compared to the previous two weeks, the market has remained steady. One notable closing was a property on Gibson, which sold for an impressive 127% of its list price. If I had to make an educated guess, given the home's location and condition, it was likely highly sought after by at least two serious buyers. This probably led to a bidding war where the highest offer ultimately won out.
