Hello, hello!
We’re officially in the fourth month of the year, and Spring is here! This weekend, I had a great balance of work and play—hosting two open houses and taking time to celebrate some achievements with friends and family.
In real estate news, nine properties that had been on the market for 30+ days have gone into escrow—congratulations to those sellers! Currently, there are 69 active listings and 48 pending properties on the market in West Sacramento.
Over the past two weeks, we have seen the following:
- Twenty-seven new listings came on market (four have gone pending).
- Median active price $530,000 (avg $573,022)
- Eighteen listings went pending.
- Median pending price $499,450 (avg $511,836).
- Four of the pending listings received multiple offers.
- Fourteen listings closed escrow.
- Median closed price $604,500 (avg $586,779)
- Three closings received multiple offers - the highest number of offers was three.
- Three closings were above list price, while six were under.
- Ten closings were conventional, 2 cash, 1 VA, and 1 Private financing.
Overall, it seems that some of the houses in the West Sacramento region are staying on the market longer than anticipated. In these situations, it's important to choose a realtor (The Lori Prizmich Team) who will analyze the data and strategically price your home—not just to sell it quickly, but to maximize your negotiation position. This may be good news for buyers looking to leverage "days on market" to perhaps get a better deal or even get a contingent offer accepted.
