Springtime in Vacaville is truly one of my favorite times of year. The hills are green, the skies are clear, and there’s a perfect balance of warmth during the day and cool, breezy evenings. It’s the kind of weather that invites you to slow down and savor the moment. I recently enjoyed a glass of the delicious Caymus cabernet at the beautiful Caymus-Suisun Winery. If you go, remember that they offer free espresso drinks before you are heading out.
This season is also a reminder of just how lucky we are to live in a place that offers such a unique blend of natural beauty, convenience, and community spirit. With easy access to the Bay, wine country, and Sacramento, Vacaville is perfectly situated for both weekend adventures and peaceful evenings at home.

In real estate news, there are currently 188 active listings and 85 pending properties on the market in Vacaville.
Over the past two weeks, we have seen the following:
Forty-three listings came on market; 6 have gone pending, 6 on contingent, 1 cancelled. The range is from $239,000 to $1.49m.
Median active price $671,000 (average $681,629).
Thirty-four listings went pending.
Median pending price is $627,500. Average is $701,046.
Six of the pending listings received multiple offers. No pending listings received more than four offers.
Overall, in the past two weeks, forty-eight listings had price reductions.
Thirty-eight listings closed escrow.
The median closed price was $623,000 and the average closed price was $623,764.
Nineteen properties received multiple offers.
Eleven closings were under the list price, twelve were at, and the rest were over. The highest percentage over list price was 7%.
One closing was private financing, five were cash, six were FHA, six were VA and the remainder were conventional.
In reflecting on what went pending and closed, interesting to note that there were nine listings which went pending at seven days or less on the market; one of which was 214 Rolling Sage Circle listed at $1.49m. It was not a multiple offer situation. For closed listings, we see only one over $1m.
