– MARKET UPDATE –
Hello hello and welcome to February! I like to call it Fun February as there are a few opportunities for holiday weekends this month. I hope you spend it outdoors and enjoy what our area has to offer. As for real estate, there are currently 147 active properties on the market and 62 pending properties in Vacaville.
Over the past two weeks, we have seen the following:
- Forty-one new listings came on the market, similar to the last newsletter.
- Median active price: $599,000.
Twenty-six listings went pending over the past two weeks, which is ten more than the last newsletter. Median pending price is $720,633, an increase of almost $200K. Five properties listed for $1M+ went pending in this period.
Four of the pending listings received multiple offers — 3974 Ciarlo Lane received 6 offers. The property sits on 5 acres and was listed for $1.2M.
Twenty-six listings closed escrow. Median closed price was $601,500. Nine closings received multiple offers. All except one were below list price.
Interesting to note, 860 Woburn Ct closed at $725K, almost 6% above the listing price, with two offers. Overall, nine closings were under the list price.
Five closings were cash, four FHA, one VA, and the remainder were conventional financing.
For reference, during the same period last year, there were 32 closings, the median price was $600,000, and 3 closings were cash! The next newsletter will be February 19, 2025.
