– MARKET UPDATE –
Hello hello! There's so much to look forward to this month. And no, I’m not just talking about the longer days—March Madness is right around the corner for both the men’s and women’s teams! Who are you rooting for? In real estate news, there are currently 161 properties active and 73 pending.
Over the past two weeks, we have seen the following:
- Forty-one listings came on market
- Median price $730,000 (avg.$735k)
- Twenty-seven listings went pending.
- Median pending price $630k (avg $673k).
- Four of the pending listings received multiple offers. Only one was listed for over $1m. (i.e. 292 Rolling Sage Circle).
- Thirty-six listings closed escrow.
- Median closed price $605,000 (avg $688k).
- Sixteen closings received multiple offers. Two listings received more than 5 offers but closed at less than 5% above list price.
- Five closings were cash, eight FHA, nine VA and the rest were conventional financing.
