Hello, hello! Hope everyone had a pleasant three-day weekend. I enjoyed some delicious ramen at Marufuku in San Francisco, my favorite is their Spicy TanTan Ramen — highly recommend checking it out if you have the chance!
In real estate news, I helped some buyers go pending on their second investment property in Oak Park and co-hosted an open house with Maria West at her listing on 2517 Ortiz Ave in Woodland!
In Woodland, there are currently 53 active properties on the market, and 19 pending properties.
Over the past two weeks, we have seen the following:
20 new listings came on market.
Median active price $622,000.
Ten listings went pending.
Median pending price $557,450.
Six of the pending listings received multiple offers - including 11 for 1 Walnut street! This was a fixer upper priced at $275,000.
Twelve listings closed escrow.
Median closed price $609,500.
Two closings received multiple offers.
Eight closings were under the list price.
Eight closings were conventional, 1 cash, 1 FHA, 1 VA and 1 Cal Vet.
For reference, during the same time period last year there were 10 closings, the median price was $467,500, and 3closings were cash!
