Hello, hello!
I hope everyone had a wonderful weekend. I enjoyed a Sunday out on the lake with family and friends. We went to Beals Point in Folsom and had the best time. In terms of real estate, there are currently 103 active properties and 43 pending properties in Woodland.
Over the past two weeks, we have seen the following:
- Thirty-six listings came on market, and ten have already gone pending. The range is from $325,000 to $1,970,000.
- Median active price is $612,500 (avg. $762,677).
- Twenty-eight listings went pending.
- Median pending price is $569,944 (avg. $604,489).
- Twelve of the pending listings received multiple offers, the highest being five on Hayley Dr.
- Fourteen listings closed escrow.
- Median closed price is $532,500 (avg. $570,643).
- Three closings received multiple offers. Four were above list price while seven were under.
- Eleven closings were conventional, two cash, and one FHA financing.
Compared to the previous two weeks, pending inventory jumped 64.7% while active inventory rose only 28.6%, suggesting that buyer demand may be growing faster than new supply.

Lake Solano Park sits at the base of the coastal foothills west of the town of Winters. Lake Solano helps control the amount of water flowing from Lake Berryessa into Putah Creek and is important for many different animals, including birds, black-tailed deer, ground squirrels, and California quail. The cold water in the creek and lake is famous for fly fishing.
