Hello, hello!
Hope everyone enjoyed the last few days of sunshine! It looks like we might get a bit more rain. If you're like me and not a big fan of it, don’t worry—this year is flying by. Summer is just around the corner!
This weekend, I took advantage of the sunshine and completed my first half marathon at the Kaiser Permanente Napa Valley event. After months of training, it felt incredible to cross that finish line!
In real estate news, I helped my clients close on their second investment property in Oak Park. I also joined Maria West at her open house for a beautiful condo in the Pajaro development in Davis.
In West Sacramento, there are currently 74 active properties on the market and 29 pending properties.
Over the past two weeks, we have seen the following:
- 18 new listings came on market.
- Median active price $496k (avg $515,078).
- Nine listings went pending.
- Median pending price $525k (avg $582,310).
- Three of the pending listings received multiple offers, including 7 on 2132 Manchester St.
- Thirteen listings closed escrow.
- Median closed price $490k (avg $533,804).
- Five closings received multiple offers.
- Five closings were under the list price.
- Eight closings were conventional, 2 FHA, 1 cash, 1 VA and 1 creative financing.

Take a bite of history: Napa's oldest adobe building, circa 1840, is now home to relative newcomer La Cheve Bakery and Brews. The woman-owned Mexican hotspot serves excellent comfort food and awesome baked goods. Of course that's a winning combination for long wait times, so your best bet is to come on the early side!
