– MARKET UPDATE –
Hello, hello! In spite of the cold, wet weather, I ran a 25k at Fort Ord a couple of weeks ago (hilly!). Over the past two weeks on the real estate front, we put a listing on the market, held two very busy open houses, and negotiated a win-win deal for our sellers. We also got some happy buyers a beautiful Davis home in a multiple offer situation. If that isn't enough good news, we congratulate Marcela Cardenas (our marketing expert extraordinaire!) on getting her license and transitioning to sales. So excited for Marcela!
Anyway, if the open houses are any indication, it will be a busy season! There are currently 42 active and 28 pending properties on the market.
Over the past two weeks, we have seen the following:
- Fourteen new listings came on market.
- Median active price $799,950.
- Nineteen listings went pending.
- Median pending price $775,000.
- Seven of the pending listings received multiple offers - including 5 for Westernesse which is in Village Homes!
- Seven listings closed escrow.
- Median closed price $874,500.
- One listing received multiple offers.
- Six out of seven closings were over the list price.
- Two closings were cash and the remainder were conventional financing.
For reference, during the same time period last year there were 3 closings, the median price was $749,000. The next newsletter will be February 19, 2025.
