– MARKET UPDATE –

Hello, hello!

I hope everyone had a wonderful weekend. I enjoyed a Sunday out on the lake with family and friends. We went to Beal's Point in Folsom and had the best time. In terms of real estate, there are currently 91 active properties and 41 pending properties in West Sacramento. 

Over the past two weeks, we have seen the following:

  • Twenty-five listings came on market, and seven have already gone pending. The range is from $285,000 to $1,100,000.
  • Median active price is $679,338 (avg. $660,251).

  • Thirteen listings went pending.
  • Median pending price is $584,000 (avg. $572,215).
  • Eight of the pending listings received multiple offers, the highest on San Salvador St. 
  • Fifteen listings closed escrow.
  • Median closed price is $560,000 (avg. $571,079).
  • Only one closing received multiple offers.
  • One closing received multiple offers. Four were above list price while seven were under.
  • Ten closings were conventional, four FHA, and one VA financing.

Compared to the previous two weeks, pending inventory dropped 53.6% while active listings rose 9.4%, which indicates a slowdown in overall buyer activity. However, eight of the 13 pending homes received multiple offers, which leads me to believe that there is still a demand for well-positioned properties despite the lower volume.

Lake Solano Park sits at the base of the coastal foothills west of the town of Winters. Lake Solano helps control the amount of water flowing from Lake Berryessa into Putah Creek and is important for many different animals, including birds, black-tailed deer, ground squirrels, and California quail. The cold water in the creek and lake is famous for fly fishing.​​​​​​​
