– MARKET UPDATE –
Hello, hello!
June 20 is the summer solstice (the longest day of the year) and marks the official beginning of summer. With the sun rising before 6:00 a.m. and setting after 8:00 p.m., this is my favorite time of year. Go for a run or ride early and you still have the rest of the day to take care of business - whatever that means for you. I zipped up to Bodega Bay for a quick overnight stay which was a nice reset. Speaking of taking care of business, there are 88 active properties on the market in Davis (six are priced over $2m!).
In the past two weeks we have seen the following:
- Twenty-seven new listings and six have already gone pending.
- Median active price $899,000.(avg. $1,133,000).
- Eighteen listings went pending.
- Median pending price $942,000.
- Average pending price $1,045,000.
- Five pending listings received multiple offers - just two each.
- Twenty-nine listings closed escrow.
- Median closed price $950,000 (avg. $984,000).
- Ten closings received multiple offers.
- Fifteen closings were under the list price, seven were at the list price, and seven were over.
- Nine closings were cash and the remainder were conventional financing.
Overall, there seems to be more equity between buyers and sellers. It is still a sellers market, but moving toward a balanced market (at the moment). Hope everyone has a wonderful weekend!

Lake Solano Park sits at the base of the coastal foothills west of the town of Winters. Lake Solano helps control the amount of water flowing from Lake Berryessa into Putah Creek and is important for many different animals, including birds, black-tailed deer, ground squirrels, and California quail. The cold water in the creek and lake is famous for fly fishing.
