Hello, Hope you are enjoying this unseasonably warm and delightful January. I've been enjoying the extra time outdoors with my family. I've seen moderate traffic at open houses...buyers are out and curious about what is available in the area. There are currently 40 active properties on the market and 26 pending properties.
Over the past two weeks, we have seen the following in Woodland:
Twelve new listings came on market.
Median active price $617,450.
Eleven listings went pending.
Median pending price $599,999.
Three of the pending listings received multiple offers. 24 Miramonte Drive stood out with 9 offers!
Seven listings closed escrow.
Median closed price $484,000
Four closings received multiple offers.
Three closings were under the list price.
One closings was cash, 2 FHA and 4 conventional.
For reference, during the same time period last year there were 16 closings, the median price was $512,125, and only 1 was cash. The next newsletter will be 2/5/25.
