Hello hello! Hope your January is off to a great start and completing your resolutions! I decided this year to find more opportunities to be outdoors; whether that's a hike on a trail nearby or having coffee at a patio with a friend. Remembering all the while to strive for, not perfection, but consistency and joy. As for real estate, there are currently 147 active properties on the market and 54 pending properties in Vacaville.
Over the past two weeks, we have seen the following:
Forty-five new listings came on market. Quite the jump from 15 in the last newsletter.
Median active price $660,000
Sixteen listings went pending over the past two weeks
Median pending price $567,500
Three of the pending listings received multiple offers - 254 Fairview Drive received 2 offers after on market for 6 days.
Twenty-one listings closed escrow
Median closed price $645,000
Six closings received multiple offers. Interestingly, 2 were below list price
Overall, 9 closings were under the list price
Two closings were cash, 1 FHA, 1 VA, 1 assumed loan and the remainder were conventional financing
For reference, during the same time period last year there were 23 closings, the median price was $615,000, and 3 closings were cash! The next newsletter will be 2/5/25.
