– MARKET UPDATE –

Hello, hello!

Hope everyone had a nice, long holiday weekend doing what you love! I attended the BottleRock Music Festival in Napa. It was so much fun! The weather was spectacular as was the music.

In terms of real estate, the market seems fairly steady. I put two new listings on the market: 1917 Alpine Place and 3693 Verona Terrace this week. In addition, our other most recent listing (1640 Rio Grande) went pending the first weekend on the market. Currently, there are 87 active properties on the market and 44 pending.

Over the past two weeks, we have seen the following:

  • Thirty-two new listings came on market (ten have already gone pending).
  • The median active price is $892,000 (avg. $992,000).

  • Twenty-two listings went pending.
  • The median pending price is $1,018,000 and the average pending price is $984,000.
  • Seven pending listings received multiple offers. The competition was a bit tepid with only two offers on all but one (La Paz), which got four offers.
  • Eighteen listings closed escrow.
  • The median closed price was $783,000 and the average closed price was $928,000.
  • Ten closings received multiple offers.
  • Seven closings were under the list price.
  • Seven closings were over the list price (mostly the multiple offer closings).
  • Ten out of eighteen closings were cash (this is an increase!) and the remainder was conventional financing.

Overall, nothing surprising about the last two weeks' activity — except maybe the increase in cash. In seven of the multiple offer situations, cash prevailed. Whether a buyer or a seller, it is crucial to have the right agent. We will be holding 3693 Verona Terrace, and 1917 Alpine Place open this weekend Saturday and Sunday 12 to 3pm. Please stop by!
