Hello, hello! Rain, sunshine, and longer days are upon us. These past few weeks, I’ve been challenging myself to bake something different than my usuals (anise biscotti is one of my boys’ favorites). This time, I made a Blueberry Ricotta Breakfast Cake to serve at a broker tour for my new listing. Yum!
Over the past two weeks on the real estate front, we put a listing on the market, held broker tours, and hosted three open houses!
There are currently 146 active and 72 pending properties in the Vacaville market.
Market Activity:- 38 new listings came on the market
- Median active price: $632,450
- 22 listings went pending
- Median pending price: $562,500
- 3 received multiple offers – including 11 on 6236 Vanden Rd ($549,000)
- 24 listings closed escrow
- Median closed price: $675,000
- 7 received multiple offers
- 3 sold over list price
- Financing: 2 cash, 1 FHA, 1 1031 Exchange, rest conventional
For reference, during the same time last year there were 23 closings and the median price was $560,000.
