Greetings and Happy New Year! I hope 2025 is off to a wonderful start for you and yours. I've been enjoying the areas various seasonal ice-skating rinks with my son and his friends...what a blast. It is very early in the year but this beautiful weather could help the real estate season get off to a robust start. There are currently 38 active properties on the market and 20 pending properties.
Over the past two weeks, we have seen the following:
Four new listings came on market
Median active price $549,950
Eight listings went pending
Median pending price $594,450
Two of the pending listings received multiple offers
Seven listings closed escrow
Median closed price $525,000
Two closings received multiple offers
Four closings were under the list price
One closing was cash and the remainder were financed
For reference, during the same time period last year there were 11 closings, the median price was $540,000, and 2 of the closings were cash.
