Hello, hello!
Can you believe this weather during mid July? I hope you’re enjoying more time outdoors. After watching Scottie Scheffler win the British Open this weekend, my husband and I were inspired to play a round at the Davis Muni Golf Course. We enjoyed the time together and tried not to take ourselves too seriously! Needless to say, we need a lot more practice on the range. In real estate news, there are currently 218 active and 71 pending listings in Vacaville.
Over the past two weeks, we have seen the following:
- Fifty-five new listings came on market and two are already pending.
- Median active price at $685,000 (avg. $755K).
- Thirty listings went pending.
- Five received multiple offers; no more than two offers. This is a third from the last newsletter.
- Median pending price &692,000 (avg.$715,000).
- Thirty-four listings closed escrow.
- Median closed price $629,450 (avg.$653,000).
- Six closings received multiple offers.
- Eleven closings were above list price and thirteen were under list price.
- Three closings were cash, four FHA , three VA, one assumed, one Cal Vet and the remainder were conventional financing.,
Overall, multiple offers are trending downward perhaps due to higher inventory. In 2025, there were 520 closings versus 449 for the same period last year. These numbers do not include the new home sales. The next newsletter will arrive Thursday, August 7.
