Hello, hello! Happy New Year and welcome to the first REfresh Newsletter (Vacaville Edition) of 2025! I started the new year hiking with family in the Berryessa foothills. It was a bit muddy but worth the lake view. As for Vacaville real estate, there are currently 133 active and 57 pending properties.
Over the past two weeks, we have seen the following:
Fifteen new listings came on market.
Median active price $670,000.
Ten listings went pending over the past two weeks.
Median pending price $617,200.
Four of the pending listings received multiple offers - 324 Plum Street received 3 offers after on market for 79 days. We'll let you know the sold price once it closes escrow.
Nineteen listings closed escrow.
Median closed price $555,000.
Ten closings received multiple offers - interestingly, 3 were below list price.
Overall, 6 closings were under the list price.
Four closings were cash, 3 FHA, 2 VA, 2 creative/private and the remainder were conventional financing.
