Hello hello! Hope everyone is enjoying a little bit of sunshine in the midst of rainy days! I spent a day in San Francisco with my son last week and enjoyed a little hike at Land's End. The weather was gorgeous and the scenery was amazing! As for real estate, there are currently 143 active properties on the market and 56 pending properties in Vacaville.
Over the past two weeks, we have seen the following:
38 new listings came on market
Median active price $653,495
18 listings went pending
Median pending price $661,842
2 of the pending listings received multiple offers - both properties priced within $500K and on the market for less than 23 days.
28 listings closed escrow
Median closed price is $612,500
10 closings received multiple offers
39% (11) of closings were under the list price including 4 which received multiple offers
4 closings were cash, 4 FHA, 3 were VA and the remainder were conventional financing
For reference, during the same time period last year there were 25 closings, the median price was $540,000, with 4 cash and 11 multiple offers. The next newsletter will be 1/18/25.

After an appearance on “Shark Tank” that netted the duo a $55,000 investment from Barbara Corcoran, Cousins took off. The business has seen exponential growth, and now has 20 trucks nation-wide and a fast-casual restaurant in Los Angeles.
