– MARKET UPDATE –

Hello, hello!

Can you believe it's August already? The weather has been gorgeous all summer. For outdoorsy types (including me! ) the weather has been perfect. I went mountain biking at Tamarancho in nearby Marin on Friday, enjoyed a play at Woodland Opera House Friday night (such a nice venue!), and held 2248 Cannery Loop open Saturday and Sunday.  I love when neighbors/clients stop in, so please know you are always welcome! 

Inventory is starting to drop as expected. We went down from 108 active listings to 97. We went up from 30 pending listings to 40. This is consistent with what we normally see this time of year - an uptick in buyer activity before the school year starts.​​​​​​​

Over the past two weeks, we have seen the following: 

  • Ten new listings came on market. Six have already gone pending.
  • Median active price $1,075,000 (average $987,000).
  • Call or text us to see Maria's new listing at 2248 Cannery Loop! If you're looking for a newer home or just concerned about rising energy bills, The Cannery is perfect.

  • Fifteen listings went pending.
  • Median pending price $915,000 (average $964,000). 
  • Six of the pending listings received multiple offers - including six for Oak Avenue.
  • Marcela's listing on I Street went pending first week on the market with multiple offers!
  • Seventeen listings closed escrow.
  • Median closed price $925,000 (avg. $1,118,000).
  • Six closings received multiple offers. Palm received seven offers. The initial list price seemed remarkably low ($499k) and it ended up only closing ten percent over the list price. I won't be surprised if we see that one back on the market in the coming months having been flipped.
  • The majority of closings were under the list price - even some that were new on the market. 
  • Seven closings were cash, eight conventional and one VA financing.
  • My listing on Alpine closed with a happy buyer!

I am always pondering the age-old question, "what's happening in the market?" The seasonal trends look pretty typical with inventory peaking in early August. In terms of sold volume, we are up a pinch with 200 closings in 2025 to date,  versus 181 for 2024 and 193 for 2023 for the same timeframe.  I am going to do a separate in depth analysis of what is happening in the luxury market.
