Welcome to another issue of the Refresh Newsletter focusing on the Vacaville market. If you’ve been reading our newsletters, you might notice a slight change. We’ve made it easier to connect with us either through our new website or our bi-monthly newsletters. We hope you like what you see! As you’ll see below, the real estate Spring season is in full force. It’s a good thing I was able to sneak in a round of golf this weekend!
In real estate news, nine properties that had been on the market for 30+ days have gone into escrow—congratulations to those sellers! Currently, there are 189 single family active listings and 76 pending properties on the market in Vacaville.
Over the past two weeks, we have seen the following:
- Sixty-eight new listings (three have gone pending) came on market ranging in price from $430,000 to $1.3m.
- Median active price $662,000 (avg. $720,000).
- Twenty-nine listings went pending.
- Median pending price $650,000 (avg. $724,000).
- Seven of the pending listings received 2-3 offers. However, 649 Osprey received nine offers!
- Thirty-five listings closed escrow.
- Median closed price $615,000 (avg $641,000).
- Thirteen closings received multiple offers. The highest number of offers was five.
- Twenty-two closings were above list price, while eight were under.
- Three closings were cash, eight FHA , six VA and the remainder were conventional financing.
Most homes are on market about thirty-three days before going pending. Despite that, 57% sell within 30 days and slightly above list price. The highest closing was a little more than 3% which tells us buyers are less willing to make a higher offer even in a multiple offer situation. If selling, it’s critical to price ahead of the market.
