MARKET UPDATE


Hello, hello! Busy weekend with open houses, showing homes, writing offers, and trying to squeeze in some nature. Need to maintain work life balance! I went to Annadale State Park in Santa Rosa. It's absolutely beautiful and should you decide to take a tumble off your mountain bike, you will be greeted by a really soft landing in POISON OAK! You could forego the poison oak and enjoy one of the local happenings which are included at the end of this newsletter (curated by us!).

How's the market, you ask? Too early to draw conclusions, but I am happy to share the data and my opinions as usual. We currently have 79 active listings on the market in Davis. 

  • 36 new listings (15 have already gone pending).
  • $907,250 median and $1,002,833 average list price.
  • The prices seem to be shifting up.

  • Twenty listings went pending.
  • Median pending price $797,000 (Average $920,000).
  • Nine of these received multiple offers - including six offers on 1213 Purdue. Happy to report I successfully negotiated on behalf of the prevailing buyer! The property at 53 College Park received four offers. Both of these competitive situations were absolutely gorgeous (and architecturally interesting) homes.

  • Eighteen listings closed escrow.
  • Median closed price $873,000 (average $1,050,000).
  • Nine closings received multiple offers - the highest number of offers was four.
  • Five properties closed higher than the list price and all were multiple offer situations.
  • Five closings were cash, twelve were conventional, one was VA and the last was unreported.

Overall, we are watching the market closely to see if any trends emerge. It looks like bigger/luxury homes are coming on the market with a bit more frequency, but that is an anecdotal observation. If I have time, I will go back and look at last years numbers to compare. The next newsletter comes out April 17, 2025.
