Hello, hello!
I was grateful to enjoy a wonderful Mother’s Day weekend celebrating the many mothers in my life—both biological and chosen. I’d like to take a moment to wish a happy (belated) Mother’s Day to all mothers—biological, step, adoptive, foster, chosen, and those who mother in spirit. Your love, resilience, and care shape the world in countless ways. I’m so grateful to have many maternal figures in my life.
In real estate news, 5 properties that had been on the market for 30+ days have gone into escrow—congratulations to those sellers! Currently, there are 74 active listings and 47 pending properties on the market in West Sacramento.
Over the past two weeks, we have seen the following:
- Eighteen listings came on market, and seven have already gone pending. The range is from $460,000 to $1,600,000.
- Median active price is $631,825 (avg. $709,395).
- Nineteen listings went pending.
- Median pending price is $555,000 (avg. $579,516).
- Six of the pending listings received multiple offers.
- Fifteen listings closed escrow.
- Median closed price is $560,000 (avg $499,400).
- Nine closings received multiple offers. The highest number of offers was five!
- Six closings were above list price, while six were under.
- Nine closings were conventional, four cash, two FHA financing.
Compared to the previous two weeks, the number of cash buyers increased. I’ll make sure to keep an eye on this in the weeks to come. The next newsletter will arrive Thursday, May 29th—talk to you then!
