Hello, hello!
I hope everyone had a wonderful weekend. I enjoyed a Sunday out on the lake with family and friends. We went to Beals Point in Folsom and had the best time. In terms of real estate, there are currently 91 active properties and 41 pending properties in West Sacramento.
Over the past two weeks, we have seen the following:
- Twenty-five listings came on market, and seven have already gone pending. The range is from $285,000 to $1,100,000.
- Median active price is $679,338 (avg. $660,251).
- The property on second street is presently uninhabitable.
- Thirteen listings went pending.
- Median pending price is $584,000 (avg. $572,215).
- Eight of the pending listings received multiple offers, the highest on San Salvador St.
- Thirteen listings closed escrow.
- The median closed price was $631,469 (average $702,959).
- Four closings received multiple offers.
- Five of the closed properties were under the list price, and four were over.
- Nine closings were conventional, two FHA, one cash, and one VA financing.
