– MARKET UPDATE –
Hello, hello!
It’s almost the end of June and this month flew by! I spent a week with my family in the North Carolina mountains and enjoyed the outdoors. If you visit, be sure to go to Grandfather Mountain as the views are spectacular. In real estate news, there are currently 198 active and 75 pending listings in Vacaville.
Over the past two weeks, we have seen the following:
- Forty-seven new listings came on market with six already pending.
- Median active price at $660,000 (avg. $715K).
- Twenty-nine listings went pending.
- Median pending price $650,000 (avg. $724,000).
- Seven of the pending listings received 2-3 offers. However, 649 Osprey received nine offers!
- Forty listings closed escrow.
- Median closed price $602,500 (avg.658,000).
- Twenty closings received multiple offers (2x more from the last Refresh); three listings received 8-9 offers with two closing at ten percent above list price and one at 16% above list price.
- Seventeen closings were above list price (two cash) and thirteen were under list price (two cash).
- Four closings were cash, four FHA , nine VA, two private and the remainder were conventional financing.
