- Over the past 14 days, 22 new listings hit the market
- The Median Price of all Active Listings is $484,250
- West Sacramento currently has a total of 56 Pending Listings
- Over the past 14 days, 15 listings went pending
- 5 of the 15 newly pending listings received multiple offers - most received 2 offers.
- 3436 Kauai Rd stood out, receiving 5 offers. It is possible it was priced low to attract multiple offers in a short timeframe. It will be interesting to see what it closes for in a few weeks.
- Out of the total Pending Listings, 21 are classified as New Construction. It's important to note that this number does not necessarily reflect the overall count of new construction homes currently under contract; it only includes those submitted to Metrolist.
- The Median Price of all Pending Listings is $599,235
- Over the past 14 days, 19 listings closed
- The Median Closed Price was $599,000
- Almost an equal number of homes closed under asking and over asking. 4 homes closed for the same amount as the List Price.
- The buyer financing was diverse including one VA loan, one FHA loans, 4 cash transactions and 13 conventional loans.>
