Hello, hello! Hope everyone who celebrates had a nice Mother's Day. The top three requests from moms are: 1) a day off, 2) time alone, 3) pampering! When I was raising kids, my usual request was "a nap!" Anyway, Saturday I crewed a friend who ran a 100k in San Jose. It was really fun to support someone else's goals. My friend beat their goal by over an hour! On the real estate front, there have been lots of conversations amongst colleagues about which properties go pending quickly and those that sit. There are currently 106 active and 41 pending properties in Davis. Over the past two weeks, we have seen the following:

• Thirty-seven new listings came on market, and twelve have already gone pending.

  • Including our beautiful new Gala condo listing in The Cannery. Gorgeous!  

• Median active price $727,000 (Average price $793,336). 

• Range was from $375,000 to $1,495,000. 

• Twenty-five listings went pending including our stunning listing on E. El Macero (8 days!).

• Median pending price $699,000 (average $767,336). 

• Twelve of the pending listings (roughly half) received multiple offers. All of the multiple offer scenarios resulted in only two offers - except Rosario and the larger Bluebird - which received four offers each. 

• Twenty-seven listings closed escrow.

• Median closed price $907,000 (average $1,002,907).

• Eleven closings received multiple offers including five on our listing on La Playa (7.86% over list price) and six on Harrier (10.37% over list price). 

• Three closings were cash financing, one 1031 exchange, and the remainder were conventional.

Overall, real estate sales volume is in line with last year. We have seen 139 closings in 2026 YTD, as compared to 142 last year - up slightly from 2024 (121), and 2023 (128) . It's possible if I looked at the entire year, volume evened out by years' end. Stats can be a rabbit-hole that I'm not sure anyone else is interested in. If you are, send me your question!

REMARKABLY BRIGHT CREATURES BOOK BY SHELBY VAN PELT

We loved this heartwarming book when I first read it almost four years ago. It is also now a Netflix movie! I won't give away the plot but here's a review from Book Page.
