Hello, hello! When my kids were younger, this is usually the time of year where we've created good routine and balance school and sports activities. It's also one of the most exciting times for them as Halloween is just around the corner. What will you be for Halloween?
In real estate news, there are currently 180 active and 51 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
- Forty-eight new listings came on the market.
- Prices range from $449,000 to $1.9m.
- The median active price is $632,450 (avg. $692,4577).
- Twenty two listings went pending ranging in price from $450K to $999k..
- The median pending price is $687,000 (average $671,615.)
- Nine of the pending listings received multiple offers.
- Average days on market is 44 days and median is 31 days before pending.
- Forty-three listings closed escrow ranging in price from $285,000 to $1.586m.
- The median closed price was $665,000 (average $706,869).
- Twelve closings received multiple offers.
- Seventeen properties closed under the list price, and eighteen closed over.
- Closed listings consist of four cash, two FHA, ten VA, two other and the remainder were conventional financing.
- Year to date closed sales stats: 725 in 2026 so far. Within the same time period, 771 in 2025, and 682 in 2024.
